A standard boundary survey will show the entirety of your lot, with all improvements that have been made in the interior. A survey will identify any changes that may have been made, and will ensure that any new encroachments have been identified. It is important to have a survey updated, as some encroachments can be defined by the length of time they have existed.
A map of the existing conditions is used to verify the suitability of a site, and to provide a base map for further design professionals.
Land use often involves identifying how, and where, water will flow on the property. It is important to identify features of the land which will help or hinder your construction plans with regard to rainfall. The topography of your property can also affect the views that one may anticipate, and such things as solar exposure, wind direction, etc.
Municipal requirements often allow a certain amount of hard, impervious construction on each lot, such as pavement, roofs, patios, etc. Surveyors must identify and measure such surfaces before construction in order to ensure that the work does not exceed that limit and cause expensive revisions.
Properties that are near significant water bodies have restrictions on the location and size of tree removal. Surveyors often must map and create a plan for timber activities within a protected buffer
